Free tool · Edinburgh visitor levy
Edinburgh visitor levy calculator
Enter each stay from the quarter and it gives you the three figures per month that visitorlevy.scot asks for, plus the levy to pay. It runs in your browser: nothing you type is sent anywhere.
Before you start
You need, for every stay where the guest checked out in the quarter:
- the check-out date
- what the guest paid, without the levy: the Booking.com Price, or the Airbnb Gross earnings. It includes the cleaning fee.
- for stays of 6 nights or more, the price of night 6 onwards, without the cleaning fee
- whether it was booked and paid before 1 October 2025 (rare)
Leave out stays cancelled before arrival. The free guide shows where to find each number on Booking.com and Airbnb.

The portal works out the levy on the whole quarter, so its pennies can differ slightly. Your entries are saved in this browser only, so you can come back to them.
How to use the figures
- On visitorlevy.scot, open the return for the quarter.
- For each month, copy the three figures into Revenue from accommodation only, Revenue from stays booked and paid before 1 October 2025 and Revenue from stays beyond 5 nights.
- Click Save for later straight away: the portal signs you out after a few minutes.
- Check the portal's calculation matches the liable revenue here, then submit and pay. Every field, step by step.
Rather not type in every stay?
The free guide includes a prompt for ChatGPT or Claude. Give it your Booking.com and Airbnb downloads and it works out these figures for you, checks them with you, and walks you through the portal.
Based on the City of Edinburgh Council, Visitor Levy Scheme guidance (Version 2.1, September 2026): 5% of accommodation revenue, first 5 nights in a row of each booking, stays reported in the month the guest checked out, 2% kept by the provider. This is general help with the process, not tax advice. You're responsible for your own return.
